General Liability

Third-party injury and property damage from your work — including completed operations after the job is done. Required by most GCs, property owners, and for PA home improvement registration.

Commercial Auto

Pickups, vans, dump trucks, and trailers used for business. Includes hired & non-owned auto for employees driving their own vehicles on errands.

Workers' Compensation

Medical bills and lost wages for employees hurt on the job. Required in Pennsylvania for most businesses with employees — and uninsured subs can end up on your audit.

Contractor's Equipment / Inland Marine

Protects skid steers, mini-excavators, lifts, and scaffolding against theft and damage — at the shop, on the trailer, or on the job.

Tools

Hand and power tools stolen from a truck or jobsite, often added to an equipment floater with a per-item limit.

Installation Floater / Builder's Risk

Covers materials and work in progress — cabinets, windows, lumber — until the job is accepted.

Commercial Umbrella

Extra liability limits above your GL, auto, and employer's liability — often required for commercial and municipal contracts.

Pennsylvania home improvement contractors: if you do $5,000 or more of residential home improvement work a year, the PA Attorney General requires you to register under the Home Improvement Consumer Protection Act and show proof of general liability insurance (at least $50,000 per person bodily injury and $50,000 property damage). Your PA# must appear on ads, contracts, and estimates. Most homeowners and GCs ask for far higher limits — $1M is typical.

Contractor insurance FAQ

Do I need workers' comp in Pennsylvania if I only have one employee?

Generally, yes. Pennsylvania's Workers' Compensation Act requires most employers to carry workers' comp, even with one part-time employee. Sole proprietors and certain business owners/officers may be able to exclude themselves. Uninsured subcontractors may be treated as your employees at audit. Call us and we'll walk through your situation.

A GC wants to be named additional insured. Can you help?

Yes. Send us the contract's insurance requirements and we'll confirm your policy includes the needed additional insured, primary/non-contributory, and waiver of subrogation wording, then issue the certificate — usually the same business day.

Are my tools covered under my general liability or auto policy?

No. Liability doesn't cover your own property, and auto policies generally don't cover tools in the truck. A tools or contractor's equipment floater does.

Why do carriers ask about subcontractors?

Your GL and workers' comp premiums are based partly on what you pay subs. If a sub has no insurance, the carrier may charge you for that payroll at audit, and you could be responsible for their injuries or mistakes.

What do I need to get a quote?

Your trades, gross receipts, payroll, subcontractor costs, residential/commercial mix, vehicles, and tool and equipment values. The form below walks you through it in a few short steps.
